TD extends agentic AI to mortgage funding, discharge

2026-10-13 11:48 ET - News Release

Mr. Maks Volkovs reports

TD EXPANDS AGENTIC AI ACROSS MORTGAGE OPERATIONS TO MAKE BANKING FASTER, SIMPLER AND MORE HUMAN

TD Bank Group (TD) today announced two new agentic AI (artificial intelligence) capabilities for Real Estate Secured Lending (RESL), expanding the use of AI across the mortgage life cycle.

In mortgage funding and discharge, the capabilities co-ordinate multistep document verification, connect information across systems and generate outputs for colleague review.

By automating time-intensive tasks, the technology allows colleagues to concentrate on the expertise, judgment and human connection that matter most to clients.

The move builds on TD's May, 2026, launch of agentic AI for mortgage preadjudication, which reduced average processing time from 15 hours to less than three minutes.

Key takeaways:

  • TD is expanding agentic AI across the mortgage life cycle, from preadjudication to parts of mortgage funding and discharge.
  • The capabilities co-ordinate document verification, connect information across systems and flag potential discrepancies.
  • Colleagues review AI-generated outputs and remain responsible for decisions requiring human expertise and judgment.

"We're focused on using agentic AI where it can make the biggest difference for our teams and clients," said Mohit Veoli, senior vice-president, real estate secured lending, at TD. "By simplifying repetitive parts of the mortgage journey, AI can make everyday work easier and reduce friction for clients. Our colleagues remain at the centre, using the technology to augment their expertise and deliver an even better experience."

Taking friction out of mortgage funding and discharge

For mortgage funding, the capability brings essential client and property details into a concise case summary, enabling colleagues to complete the initial review in up to half the time.

For mortgage discharges, the capability assembles the information needed to prepare a discharge statement, with colleagues checking the final output before it is issued.

"AI is becoming an increasingly important part of how we innovate and work," said Maks Volkovs, senior vice-president and chief AI scientist, Layer 6 AI, at TD. "Home lending is a powerful example, evolving from a single agentic AI use case to a portfolio of capabilities that work alongside colleagues and give them more time for clients and complex decisions."

Frequently asked questions

What is agentic AI?

Agentic AI is a form of artificial intelligence that can co-ordinate multiple tasks, analyze information across systems, identify relevant insights, generate recommended outputs and support complex business workflows.

How is TD using agentic AI?

TD uses agentic AI in mortgage preadjudication and select mortgage funding and discharge processes, including document review and information validation.

Does agentic AI replace colleagues?

TD's approach is to use AI to augment colleagues, not replace the human expertise and relationships that are central to banking. TD uses a human-in-the-loop approach, meaning AI-generated insights and outputs are reviewed by colleagues, who remain responsible for applying judgment and making decisions.

What are the benefits of agentic AI for clients?

For clients, agentic AI is designed to support faster, simpler and more consistent mortgage experiences by reducing administrative friction behind the scenes.

What are the benefits for colleagues?

For colleagues, agentic AI reduces repetitive information gathering and document comparison, connects material from multiple sources, and highlights areas requiring attention. This creates more capacity to support clients and manage complex situations.

TD is investing in technology, education, and skills development to help colleagues understand and effectively use AI in their work.
