The Globe and Mail reports in its Tuesday edition that National Bank's Matt Kornack is sticking with his "sector perform" ranking for Northview Residential REIT. The Globe's David Leeder writes that Mr. Kornack tweaked his unit target ahead by 25 cents to $16, matching the consensus. Mr. Kornack says in a note: "Northview Residential REIT started the year off on strong footing as NOI margin outperformance combined with lower financing costs led to a beat vs. our estimates. Apartment results remain strong, offset in part by waning performance in the commercial segment. Western and Atlantic Canada saw strong rent growth on a same-property basis, bucking macro concerns. Leverage remains elevated, although the REIT continues to pay down its credit facilities, driving earnings accretion from the arbitrage in CMHC financing vs. floating rates. On capital allocation, the REIT continues to sell assets and advance closer to its $100-million to $150-million asset sale target by 2026, which provides immediate accretion to our estimates and should incrementally improve the REIT's leverage profile." The Globe reported on Nov. 19, 2024, that Mr. Kornack had reiterated his "sector perform" call for Northview. It was then worth $15.35.
