Globe says H & R REIT has been extremely volatile

The Globe and Mail reports in its Saturday, March 16, edition that H & R REIT has been extremely volatile. The Globe's John Heinzl writes that H & R has faced challenges due to a combination of high interest rates and negative investor sentiment toward commercial real estate, particularly office and retail properties. To address this, H & R plans to limit its exposure to those two sectors while increasing its faster-growing industrial and residential holdings. The overhaul, launched in 2021, has already begun to reshape the REIT. Eventually, H & R aims to exit office and retail entirely. Judging by the sluggish unit price, however, many investors would prefer not to have their money tied up in a lengthy turnaround story. RBC analyst Jimmy Shan says: "H & R is trading like an office REIT. What's clear to us is that it is not. What's unclear is how and when sentiment changes on the stock to more accurately reflect its underlying portfolio value." H & R's weak unit price, however, could present an opportunity. Its current yield works out to a juicy 6.9 per cent. With a manageable payout ratio, Mr. Heinzl says H & R's distribution is well covered by the cash it generates.
