GUNPOWDER CAPITAL CORP. CONTINUES TO EXPAND REAL ESTATE BASE

Gunpowder Capital Corp.'s GP Realty Inc. has acquired another fully tenanted fourplex in Windsor, Ont.

The total purchase price of the property was $285,000. The company financed the purchase by making a $71,000 down payment and securing a five-year fixed rate mortgage from a major Canadian financial institution. The mortgage bears interest at a rate of 4.1 per cent per year and is being amortized over a 25-year period. Gunpowder estimates that the building in its current configuration, and with an occupancy rate of 100 per cent, will generate approximately $24,000 per year in revenue. After expenses have been deducted, it is anticipated that the cash-on-cash return generated by this property will be approximately 21 per cent per year.

The company also entered into a shares-for-debt settlement pursuant to which Gunpowder issued 600,000 common shares at a deemed price of 10 cents per share to settle $60,000 in debt owed to two creditors.

The company also announced today that the closing date of its current non-brokered private placement of warrants which was announced via press release (March 12, 2018) has been extended. The new closing date has been set as April 30, 2018.
