The Financial Post reports in its Wednesday, Oct. 22, edition that Middlefield Capital manager Andy Nasr recommends buying Chartwell Retirement Residences Real Estate Investment Trust ($11.08). The Post's Jonathan Ratner writes in the Buy & Sell column that Middlefield Capital has been adding Chartwell REIT to its holdings over the last six months. In addition to the secular growth provided by the rising demand for seniors housing as the population ages, Mr. Nasr notes the sector's supply growth has averaged more than 4 per cent for the past few years, which should be outstripped by demand this year. Mr. Nasr also expects to see occupancy move up a few percentage points to 90 per cent, corresponding with increases in household wealth. He says, "I think this is exactly where you want to be as the population ages." Mr. Nasr says Canadian REITs now have the best risk-adjusted returns since they have lagged their United States peers. Part of his optimism stems from the unique nature of Canada's market, as approximately 50 per cent of the population lives in just six cities. Mr. Nasr says, "You have a tremendous amount of concentration, which means good real estate is really hard to come by."
